Please note that the inspection is non-invasive and visual in nature. Areas that are concealed or obstructed, such as wall cavities, flooring beneath fixed coverings, or subfloor areas blocked by stored items or debris—may be excluded from assessment. These limitations will be documented in the report. For example, If the subfloor access hatch is locked or screwed shut, we are unable to inspect the area without the owner’s permission. Forcing entry may cause damage, which the inspector is not liable for under the Australian Standards' limitations clause. This practice is in line with the industry standards and reflects the limitation outlined in Australian Standards AS4349.1.
